Stanley,  I would take up the offer to attend and get involved in local real estate investing clubs.

With those set aside, do you think the monthly cash flow, cap rate and coc numbers are good enough to make an offer on the property? 

While it would impact some business plans more than others,  its probably possible to function with 5-10% a year rent increases allowed and vacancy decontrol,   but if we get the more extreme variety like what the far left wants  (inflation or less for increases,   no vacancy decontrol,  etc)  it will be bad.

I would look into getting a registered agent address lots of offerings for this type of service it will help a little with privacy and peace of mind but you can and will be found...For example my county took out the name search for property records but if you go to the tax claim bureau site you can still easily search by name and business name.

You should not offer anything you are not ready.

It’s hard to know much about your neighbors before moving in, but if you can get any information on them before you make an offer I strongly advise you to do so.Is the home in an HOA?
