It didn't happen over night. 

I may switch to that in the future if it makes sense. that's why Lori has the transaction coordinator she writes the contracts the coordinator makes sure every thing is signed and all disclosures are done and that all dates are adhered to etc etc.. then if she is in the field or whatever she can contact the coordinator day or night and send docs where they need to be sent.. help with scheduling etc.. its a great service for top producing agents that's for sure.. 

It’s less of a free-for-all, but still gets it done all in a night.

My wife and I, along with 6 others are going there Friday October 19th for Oktoberfest and spending the night. 

We do not see the pull backs or insane west coast appreciation up here but we had a guy @ a BBQ last night tell us that after some major rehab he doubled his money on his 1st house & bet none of us have done that.

Last night there was a big council meeting about turning the old Caldwell Tanks building into apartment homes. 

The bulk of our activity is Airbnb (90%) and then VRBO/Homeaway (10%) - which has us about 95% occupied and above market nightly rates. 

@Brett Peters wow...bet you've had some sleepless nights to get through on that one. 

I called my realtor last night just to check up him and see how the market is going because he been sending me a lot of good listed properties.
