Navigating state tax law and filing the applicable tax returns is certainly not easy.

I fund fix and flippers that are retailing 80 to 110k product but there is no turn key in those sub markets .. and your right its a whole nother level of frustration working with lenders especially since its predominantly FHA and all the rigors that comes with that.. 

One, make an exception and navigate the slippery slope that once an exception is made, the tenant now knows that other exceptions can be made as well.

I attribute this to:- Type of property (all are class A rentals in great locations that appeal to responsible, professional tenants)- Rigorous pre-screening of pet and owner.

@Bruce WoodruffUnfortunately or fortunately, depending on how you see it, the requirements are not as rigorous in the state of Tennessee.

While someday I, or my kids, might accept chickens and lamb as rents I don't see turning my greenbacks into gold, maybe more land with good live water, or adding armor to the Navigator, but not gold.

However without a major turnaround you will be looking at minimal appreciation and I have heard that it isn't the easiest rental market to navigate (Maybe you know the area well in which case less of an issue).

I usually miss out by a day or two by the time I navigate through all of the red tape and find the correct person to begin negotiations. 

Ultimately, the debtor must work with a debt settlement company with the experience and knowledge to navigate the settlement process.

What a racket.So yeah.. at this point I feel like we're just navigating through land mines hoping one doesn't blow up in our face.
