I have followed the market since leaving and have an interest in purchasing a multi family building to do a renovation.

TK operators and landlords loved the idea but did not work for them vis a vi income and paying the claims. 

I don't love filling pools in.

The only benefit in this instance, as an investment partner in a JV, or member in a multi-member LLC, is it's an act of "good faith" on my part in the agreement, being extremely transparent about the project's costs for the construction company, and the specific amount the partner/member invoices as profit or salary attributed to construction services on the specific project (I differentiate profit from salary, as it depends on the size of your construction company, a smaller company the profit may be the salary etc). 

Love the feature that allows you to copy the url of the supplies/materials to the material input form which automatically fills in the price & relevant info for the supplies is awesome. 

The zoning department did admit that they were tracking the property as a 4 unit multi-family and had no intention on enforcing the current zoning as a lot of properties in Old Louisville fall into that category.

I've dedicated to much time of my life to give up anyway soon and I love it, but it's to the point I think I'm at my own limits with the knowledge I can obtain for myself.

This is my first multi-unit purchase, with larger purchase number with high interest rate in the neighborhood i never had rental property, which all add together that gives me anxiety, even though i used to work in the area for 14 years....so i cant say i am not familiar with the neighborhood, just never owned any propertydefinitely never felt good at closing, and chest pain is real, i dont recall when was the last time i was happy at closing, it's always "why i did it again", then i remembered because i need to make more income.summer being great time to get new tenant, but also worst financial time for me with kid summer camp, summer vacation travel...etc
