You will qualify as a first time home buyer and you have lots of options available to you especially if you have family member s that can assist you with gifted funds for your down payment and or closing cost.  

You may be eligible for a city grant toward down payment assistance, depending on the address.

Totally agree, people need to know that they can get assistance covering their closing costs, PMI buyouts, etc, and building it into the price/seller credit is a great option.
