Well...if you are interested in a judicial foreclosure, you may have to wait six months if the owner files an intent to redeem before you can evict.The reason judicial foreclosures were the norm for a while had to do with MERS (Mortgage Electronic Registration System).

Your other option is waiting till you have more saved, most banks want the down payment, closings costs, and 3 months of payments as reserves.
