@Nolan D Frese a buddy and I host a BP meetup once a month for like minded folks to deal swap and discuss investing strategies.

Keep in mind, it is the IRA purchasing the property  - not you purchasing property using IRA money. 

Marcus, what locations do you have in mind, and secondly what strategy do you plan on using SF, MF, Fix and Flip, etc?

I’m racking my mind, how do I value these properties?!

Keep in mind you won’t get wealthy on cash flow in this game.

And if the home is designed with them in mind (ADA compliant bathrooms/kitckens, elevators for a multi-unit, etc.), it just seems like a good way to go.

I'll keep that in mind. 

Not sure how old the furnace, AC, etc. is but I bought a home warranty with mine and it has given me a lot of peace of mind and will save me a ton of money because those will most likely go out on me literally any minute, ha.

Also keep in mind that two separate tenants on one property may cause additional problems for you as the Landlord and may scare away some renters that don't want to share the property.
