This is only acceptable if and when getting more people would get you a lot more deals.In order to make it... in order to become really filthy (rich).. in such a short amount of time, you need to filter all the fluff and get a concentrated non-watered down action plan implemented.. which is EXACTLY what I am about to do myself.To become successful you need leads.

Advantages = Scalability, economy of scale discounts, lower property management rates, easier to maintain than small multi-family, the more units, the safer and more efficient the project (in our opinion) We usually deal with 100 units + on each project, rarely exceeding 350 units.Disadvantages = deal flow (hard to find properties in the domestic US with solid cap rates) We're shifting focus more heavily to Puerto Rico and the opportunities it currently presents.If you or your friend have any additional questions feel free to reach out.

You can also run into owners who weigh your cash offer much higher than when using a lender.So to me the answer to "Buy" real estate with cash is different than "do you maintain mortgage free properties".Good luck

@Uneeq Khan my first response is that if you cannot trust them with your reserves then you shouldn't be trusting them with rent income, either.If the owner maintains the reserve, how would the PM verify that?
