Douglas is right on - you did really really well with your first few deals - even if they are condos :)I have never invested in them so I don't have a lot to say.But If you are looking in the city I can promise you that as amazing as those deals are you can get even better ones in the single family homes - the cost of purhcaing will and the cost of rehab will be higher but you will end up at the same numbers or lower then your second deal.In terms of doing a refi - all depends on when you bought them - normally need to wait 6-12 mnoths (may even be just 12 months now?)

I think I just want good cash flow and to know that I will get say 3-5% growth a year over the long haul - though I may just as well plan on it being flat growth depending on what happens in the RE market nationwide.I know it's a lot to consider, and I'm not set on any one plan as I've described.

Also remember she is willing to offer terms which means she is most likely a flexable person just trying to make the best of the situation, however, CASH NOW means a lot to folks in this economy and if there is a way to make this situation actually affordable to your former tenant while at the same time being a safe and secure investment for you, then go for it.
