Our strategy is to purchase a multi-family unit that would allow us to occupy one unit and rent out the remaining units on a long term basis. 

We would like to start building our portfolio with a long term rental, preferably a duplex, using a property manager.

You want to make sure the project is going to be profitable, especially if you are taking on short term debt. 

@Lu Xia, As long as the trust and LLC are both disregarded entities then yes you can sell as the trust and buy as the LLC.
