I bet you will find expenses higher than stated ( will be 50 to 60% instead of 44) and you will find deferred CAPEX that needs immediate attention (probably in the few tens of thousands or more total.If going rate is a 10 cap then to resell to a buy and hold investor for an already stabilized property I would price it at an 11 cap.An 11 cap is 200,000.

Well, in some states, EVERYTHING, North Carolina comes to mind, they have a laundry list of things that need to be disclosed, literally was like a page and half (I actually laughed out loud seeing how much stuff was required) and it is to be included in the agreement itself.

Also, we're not talking thousands here.Deposit and rent is way under <$1000.Sounds like roommate/tenant could pay full month starting in February when their current rental lease in another city (that they're commuting from) expires.With such a little amount, I would usually expect someone wanting to move to be able to come up with that amount.

From experience building traffic can add hours to your work and thus kill your pay per hour.Additionally, a lot of the pay for traffic options out there are beginning to be discounted by Google and the other search engines because they are realizing that most of the interactions being recorded are not legitimate.Finally, there are a lot of professional internet marketers out there doing the same thing so the market is flooded with hundreds if not thousands of people cramming the same niche markets.

I would not want a tenant who has literally just been evicted.Or, is in the process of being evicted when moving to my place.She'll end up stiffing you the last months' rent too and you'll have to do an eviction.I certainly have no interest in a bratty infantile tenant who leaves another landlord a nasty voicemail becauase she's being evicted.
