Many of these unlicensed brokers simply make up figures that sound good but cannot back them up.Unlicensed brokers generally have no insurance.

I think personality and world view is possibly more important than formal education - obviously a basic numeracy and literacy is required. but understanding the people that make up your market is important as well.I studied architecture worked in IT and have an MBA.

The 12.5 cap could make up for a slightly high NOI so at $800K it still looks good on the surface.

Does not matter what the municipality says if you have not been consistently collecting the fee tenants are no longer obligated to pay since the landlord makes the decision to collect not the municipality.Municipality is only a suggested guide line not mandatory.State legislation does not cover late fees.You would be farther ahead to train your tenants than attempting to punish them.

Many times have had to go after the parents to get paid.You could do month to month with a higher monthly rent to make up for the lost summer months and then use the down time to make any repairs.Also ask them out right if they want it for the full year or not.

Not clear yet how tax reform legislation will affect the capital gains tax rates.
