Another example is if you own 5 apartment buildings and they are all in one LLC, all 5 apartments are exposed to a lawsuit resulting from any one of the properties.

so I got a call from a wholesaler about a deal in mill valley ca. which is an affluent area of the San Francisco Bay Area were properties values are highthe guy wants 950,000 negotiable but seller will take 250,000 to take over note. its a 3 bed 3.5 bath 2500 sq ft property with in law suite 1 bd. 1 ba.can rent for 1500 a month the house can rent for 4500-5000 its repair costs are slim to none mabe acouple grand if wanting to pruce it up a bit more.owner owes 650,000 on property comps in neighborhood are 1.1 to1.3+million he is moving to Dubai .I guess my question is would this be a good deal for a buy and hold investment?

Snow cleaning is annoying and really cut into monthly cash flows, but it is a lot cheaper than a lawsuit injury I guess.I am not sure in your area, but I thought that anything above a 4 unit was considered commercial so different loans, rates, etc.

In Oct, he called the police to file a police report that his property was stolen when the landscaper came 4 months ago.This tenant is moving out at the end of Feb but before he does, he wants to file a lawsuit so for the last couple of months, he has been trying to build his case against me.

At that time I'll be working a full time job at 70k/year but want to get the money I have in the bank to work for me.My original thought was to put about 50k money down on a 3 or 4 unit multi family home (cost about 150k and rent for about $1800 - $2500)... the use another 50k down on either a duplex or a home that has something like an in-law suite to rent out..

I can't speak for Rich, but I have never lost a lawsuit and was only threatend a couple times where it even got close to a real claim, buyt both fell apart on them.
