I'd make sure to get the leases, start researching those tenants exhaustively online, and demand proof of rent payments for the past year.

In reviewing the tenant online on my own, I found a criminal record on this person, with mug shot (so no denying this is the person), with 'claims substantiated'. 

Its great that you are online learning, but nothing beats learning in person.

When I say off market the house isn’t on MLS or listed on any online markets.  

I guess the upside is this young lady seems to be honest and could benefit from an ESA, I am highly annoyed by people who do not have the need and try to lie their way in with fake online registrations but this seems valid.
