Moreno Valley is in the Inland Empire about 40 miles from Palm Springs to the East and 80 miles to LA to the west.  

What would be useful would be to find a property manager who's willing to work a la carte, "I'll pay you $50 every three months to inspect the property to make sure nothing's leaking and to replace the air filters"

I was originally planning on "house hacking" when my search span was within LA but if it's a better investment choice to buy properties outside of LA (which is what I'm seeing and leaning toward) I'm perfectly content renting for myself in LA.

Any ideas from lenders or active investors in LA like  @Sharad M. 

I am looking for an investor friendly commercial plumber in the Houston, Galveston, Conroe, Missouri City, La Porte, Pasadena, Sugarland, Pearland, Woodlands area.  

I live here in LA as well, and invest in Palm Springs.

Great schools, good employment,  Housing isn't super cheap like the midwest, but it is definitely half the price of LA.

It's all well and good to entice the LA to work a little quicker for you, but what if your agent would have recognized something (like a known area foundation or school district issue or noticed the asking price was high based on comps).
