In B- to D grade areas, you'll need to do some additional due diligence to make sure you aren't buying someone else's problems.If this is your first buy and hold investment, start by looking at some deals from local wholesalers or at one of the few turn key providers in the market (of which I am one).

Turn key's in Indianapolis - Why don't these sell?

I have had several turn key listings for a while and would like your opinion on why they haven't sold.Apparently units are selling like hotcakes in Indianapolis because it is such a good market to invest in, yet I have only sold one of these in the last 6 months.
