This may be tricky as some items may be near impossible to comply with. 

The rest of the stuff scares away newbies but the seasoned investor could give a crap.  1% gives you a lot of leeway to miss an item or two.  

I charge good rents, require steep security deposits, schedule regular inspections, take incoming and outgoing photos, videos, and descriptions, and hold the tenants responsible for every item.

But that often means that one has to go and pick up the item themselves (some ads will say the owner will deliver for a small fee).   

Any resources or tips on how to best go about making sure I have a checklist of the items needed to be successful?

I would not recommend pulling any other coverage off except for Personal Property as many times investors are not storing personal items at the rental property. 

Tenants are not being clear about the rabbit being trained and seem evasive, stating that the farm they will get it from says training is quick, and that the rabbit only needs to be shown litter box in cage once and that is the extent of training-- online info indicates that training is a process not a one time thing.

The end of year 1 helps to affirm that you are on the right train track.

Assign a value to each and have the seller sign the bill of sale at closing so everyone agrees on the value of the items on the bill of sale.  

@Spencer Herrick like most of the folks said here, it's about your team and being sure you have a solid due diligence process in place...no need to see a property in person if the property meets all the criteria on your due diligence checklist...the first 35 checklist items are crossed off in the first 3-days of due diligence...One thing you have to remember is almost every existing and new structure in the country was built by a professional developer that met strict requirements set by building codes...properties can have issues, but almost anything can be fixed...overall SFR and MF homes are incredibly durable.
