I've seen numerous properties have gravel spots in the back of the houses.

From what I can find online, the area seems like a pretty good, solid middle American town with enough population to support numerous rentals but no so many people that you end up with the over-populated, big-city problems.

Do I have to come up with a solid numerical plan and present that to every bank until someone funds my business plan?

It appears this has been answered; however, I too am an LP investor in numerous syndications.

I am not sure if I should go ahead and invite them to pay the deposit and first month's rent through Cozy tonight(seems presumptuous to me since they have only seen a video tour and they are flying in from out of town to view it in person tomorrow).
