Just curious, but have others had good luck with some good stories in 2021?

Ultimately, those types of properties are probably going to have some story to them.

Long story short.... currently evicting a tenant.

The court doesn't entertain stories of vermin or maintenance if the tenants don't have the money there on the day.

@Brian BurkeI agree with your analysis 100%, but it does does come at the issue just from a Real Estate investor's perspective, which doesn't tell the whole story.

Ok I know we all have heard lots and lots of stories of horrible nasty tenants.

The # of stories, age, construction & sq/ft makes a huge difference.  40 efficiencies could be under 20,000 sq/ft, but 40 2br could be over 40,000 sq/ft, driving more value to insure.We have worked on 5-6 similar sized properties this past month all in different markets, and the pricing fluctuates by 200% between the different markets.  

 Earlier this year, my husband and I were in the top floor bedroom of a 3 story townhouse at the beach, and he saw a drone hovering in front of the balcony door, watching him. 

I bet there’s another side to this story. 

Long story short, we lived in this single family property for more then 2 year, as we lived in it we renovated it, gained equity then sold.
