I need help with the layout and how to make this happen- any advice or floor plan options are appreciated!

Compared to same identical layout on the unit bellow, the unit in question is assessed 45% higher.

I'd recommend contacting Gary Boyer - he's an excellent mortgage broker and will lay out all your options.

@Roy Oliphant  I like Birmingham because the topography is rolling hills which leads to some character in the housing stock and the street layouts..

Other times (layout/parking for example) you'd have to spend more than the property is worth to make it even moderately appealing to a renter or buyer.If you're in a fast-moving market, then I'd expect places that have been sitting a long time and have had price drops to have problems that are very hard/costly to remedy.

Since I rehab properties, I will ask them questions to get an idea of the condition, size, style, and layout of the house.
