I talked with my contact who I thought had gotten into the property management side of this business and found he stayed the easy route of being a realtor.

Is it easy to find investors for these kind of funds, could specializing in sponsoring these kind of deals be a profitable business?

We not so much on slots, but even there its well know, just not easy for the player to determine. 

@Jeremy Marshall i use Venmo - no cost for anyone and easy to transfer to bank account (owned by PayPal).

If you only have this problem with one tenant, easy enough to create a checking account with an associated savings account just for that security deposit.
