There's a lot of work to be done by the investor before pulling the trigger.

Offer your self to help investors and put our time and then once you have that at least 95% confidence. then pull the trigger ... 

Most jurisdictions will have language that tells you what will trigger the unit being reverted back to a SFR.

So many "investors" will take an agent through 10 houses (filled with tenants) and either never pull the trigger, or offer some ridiculous low-ball offer that does nothing but piss off everyone involved in the interaction.

Load the gun, wait to pull the trigger. 

The biggest lesson of all I learned on this property was learning how to just pull the trigger.

I’m not into big multi family markets myself but I do know this .. if your afraid to pull the trigger when the market is doing really good what makes you think you’ll have the nerve to do it when there’s blood in the streets and everyone is running scared . 

We have come close once to pulling the trigger and buying but it fell through.
