@Jason Stephens  I think it's a question best for your financial advisor, but personally I would consider downsizing, not upsizing on your home. 

I read and listen to different sources that of course talk about syndication for  150 +, 200 + and get how one individual unless your exceedingly wealthy can't do those deals alone. 

You can search individual homes and see what the asking rent was, but you don't see what the actual rent rate was.
