When was the last time we heard a podcast where the guest or host described how a recent deal worked where the cap rate is lower than the interest rate? 

I worked in the audit practice of a big 4 firm for 6.5 years before leaving for industry accounting.

So whether you are buying to hold or wanting to flip it with minimal carrying cost, it's to your advantage as an investor to control the submission of documents and negotiating the deal yourself opposed to some firm hired by the real-estate agent.

@John Vang- normal - you pay the  first yrs  premium at closing  ....your monthly payment  includes  1/12th of your ins  premium  that you pay monthly  ..this amount compiles in yourloans  impoun account so that when the  premium is due in a year  - there should be ample funds in the impound account to  be  disbursed  by the lender to the insurance  firm to  pay for the insurance for year #2

I don't see why they have to make things more difficult for hosts....I just went on to VRBO and did the same updates and changes.
