I've heard about people using propstream or batch leads that have live market data and filtering by low equity and high mortgage rate to find properties that fit the bill for preforeclosures before they happen- a way to be the first to the home- but I never did this myself.

Even when there has been a high DD amount on the line, I have still had sellers to replace major items (roof, sewer lines, structural work, etc) and/or given large credits when I have represented the buyer.

The price decreases are due to both the decreased returns to investors possible at a given price point as the cost of debt financing increases, as well as some dumping of assets due to redemptions (looking at you, Blackstone) and the inability to refinance properties that had been purchased in 2018-2021 with high leverage floating rate debt.

But when I have stayed at some Airbnb's, even highly reviewed ones, they provide one roll of toilet paper, and ask you to provide your own, same with paper towels.
