I am Brandon Wheeler I am currently attendingn FAU as a full time student, but I have a gut feeling that school isn't necesarily for me, and I would like to start transitioning into my career as an investor while still working towards my degree.

I did the first 4 family gut rehab on my own with with help and a one man contracter that taught me how do most things.

A tear down or a gut job would FOR SURE not be the flip I started out with. 

When I saw it my gut instincts were screamin "I could sell this thing for 345-350 in this neighborhood" But that's worthless with out the concrete proof to back it up, hence our dilemma. 

I have completed 3 deals, 2 of them being complete gut rehabs.  

Whatever a cat burglar has for guts, I think I have the exact opposite.

My gut says duplex and so do the numbers!

(hopefully economically fixable, but we are duly skeptical.)Here are the questions, as long as the inspector does not find deal killing, knock down type issues, is it better to: drive the selling price down, OR get the contract extended OR both.My instincts say get as much of everything every-time...

My instincts says DEPENDS.

We are just coming to the finishing of a ~$20K full-gut rehab courtesy of two irresponsible, tenants {they came with the property} and their livestock (3-dogs, 2-cats).
