This is a pretty robust service that provides a grand amount of information properties (legal / homeowner / tax / title), including some county-filed documents and file numbers for others.  

I am a member of an REI group here in Grand Rapids so I have a good network of people I can connect with there.

For the past 5 years this is how I have done it and this is how my parents and grand parent done it without any eviction or law suits in 30 years.

But it's going to cost you a few grand to do your first few drops before you get a deal.

If you want that one in 1,000 grand slam all to yourself then you need to put in the time and money marketing to sellers directly.

@Michael GarrisonI was just trying to see what would be best for his situation, conventional online lender on  a residential loan which would be cheap and great terms or a local portfolio lender on a commercial loan which would be a little more expensive but still cheap in the grand scheme of things. 

My earnings potential expanded exponentially as I went further into school, and if I had done so from the beginning I would probably be at least $200 grand further ahead than I am now. 

These people bought commercial real estate, sold it, brokered it, syndicated it, accumulated it on a grand scale, built skyscrapers, developed retail centers.
