Since you are starting out you likely would benefit from a brokerage with a strong new agent training program and has its own pool of in-house leads.   

I had a consultation call for the mentorship program yesterday evening.

It takes time, but the grant program is paying as it is intended to.

My wife recently sent me a link to Bank of America's Home Grant/Down Payment Grant programs offering up to $7.5K in closing costs costs and up to $10k in down payment assistance. 

Each program is different and many are religiously affiliated.
