I'm certainly not saying that the effect is immediate, but were rampant inflation to occur due to an influx of printed money (ie, quantitative easing, other efforts to inject more capital into the market, or even an effort to pay off debts to other countries), their are still only so many assets that can be purchased with those additional dollars.

Publix has already committed to building a store to anchor one of the plazas, but there is multi family, single family, commercial and other use planned for what is currently pasture land.  3/2 single family houses rent for $1200-1300 if under 1400sq ft and/or lacking a garage and can be found for under $150k with some effort

Nation wide like 08 GFC which was global... so i guess if credit markets freeze like they did... that could happen.but seems to me lenders are somewhat more prudent then they used to be..

I assumed he would take a commission but the first deals would be so small, I believe he is going to just wave them as a favor to me.Obviously a great deal from my standpoint but I feel uncomfortable with him doing all the work and not getting reimbursed for his time and effort - and he's essentially giving up a deal that he could take himself.

It is natural for your feathers to get rustled when you see your tenants not taking care of your new property the way you want them to, but you also have to weigh the amount of damage an issue could cause vs. the amount of effort it will take to remedy said issue.
