It would take about 17 years to justify the cost of a $40,000 truck and that doesn't include the cost of maintenance, insurance, extra gas, etc.If you manage 10+ rentals and do most of the maintenance / improvements yourself, then a truck may be justified.

If you're 750 miles away, you'll spend at least $175 on gas, and you'll spend a day on travel.

For this rehab, there is a newer white (gas) stove and range hood, but old/outdated dishwasher and refrigerator -- so those two need replaced regardless. 

To many ways for cash, food, gas, liquor, cigarettes,  profits to flow out the backdoor. 

Either add on a flat fee for monthly utilities for each occupant, or do it the hard way and divide each bill up equally (internet, gas, electric, and WSG (water/sewer/garbage).
