The 28 units of 4 bedrooms are rented by the room, big suites for about $625+ a pop (thus I need my own people's eyes on that complex daily) the ones are huge-custom cabinets porcelain tile floors granite counters, high ceilings etc, averaging 1100 a pop, its first class product, its not as small of a deal as it first sounds.

In some cases the property management rate is lower than 10% as they have an agreement with roofstock To lower their rates for customers they earn business with through their website - in my case Excalibur Homes in GA honored a 6% management fee.

I also saw where one of my customers dissolved a LLC company that lost money (but did not dissolve the ones that made money) and that did work.Also, most small community banks might let you use the forthcoming rent as income in your loan with enough equity.
