It doesn't delay things at all and is covered in 1 call or in a few email exchanges. 

I think they have less stress overall :))) My strategy: the first step to take as much deals as possible with leverage 2) to balance portfolio based on my experience holding properties 3) to pay off during 10-15 years to enjoy higher cash flow 10-15 more years 4) exchange re into re funds and enjoy really passive income :)))

I'm back and forth between rehabbing and purchasing rentals (I mainly rehab to get additional capital for purchasing rentals) and am wondering if the "like kind" clause around 1031 exchanges is flexible enough to allow me to 1031 my profits from a rehab into a rental property.

Good carpet for me is cheap, I take pictures at special events my floor guy throws at his bar and in exchange I get wholesale pricing.

It sounds like you really need to decide if you're willing to have "less of a home now", in exchange for building a portfolio that helps you have a "much nicer home in the future".
