The chamberlain MyQ can be added to existing units with a few simple upgrades one device connects to the garage door opener and a gateway that connects to the home router.Another inexpensive upgrade could be a Z-Wave switch that controls the interior or exterior lights that could increase ones sense of safety when getting home late.Also the Ring Door bell is a great value and safety add plus when combined with the door locks or garage door you could use it to screen deliveries or contractors and let people in on the fly while sitting in traffic on the 405 or a Highway near you.So with these basic smart home upgrades that almost any handyman or contractor could install rather the alternatives for little to no additional expense other then the materials.As far as padding the price or getting a return that is going to very from market to market and your renter/buyer.

I also like the added negotiating power of paying cash - I'm sure buyers are just as sick of waiting for banks as I am We looked at one property that we would essentially be able to buy using the cash advance on a credit card (flat $3 fee for the cash advance, fixed 8.5% rate for cash advance, no rewards, no annual fees) but I mentioned that to my lendor, who suggested the business line of credit, and while I was considering that, I landed here...thoughts?

Did you allocate a flat number, percent or cross your fingers assuming no vacancy, capex, or repairs considering the quality property you have that you'll only hold for 5-7 years.What other expenses are you incurring besides debt service?

Here is what my expectations are with the brokerage- Good broker support (not high cost mentorship)- No monthly or startup fees- Free websites with IDX/ CRM - Reasonable broker fees (preferably a flat fee)- marketing/leads not necessarySome of the above might look unreasonable expectation particularly for a new agent.

Hi John,Without really knowing what you are trying to do it is a wasted exercise to discuss which tenants give a corporate guarantee.Pharmacies most have flat rent in the primary term of the lease.

You can take the pure loss to compare it to renting because with renting you're losing everything as well if you dont want to get to technical (since all tax payers have a 6300 dollar deduction in 2016 for single filers whether you buy or rent you get this and its an either or deductions if your itemized deductions are higher you get your itemized if they are lower than this you get the flat 6300 standard deduction "either or.").This standard deduction vs itemized deduction issue complicates the rent vs buy but if you want to look at it simply you can use my explanation of the net cost of buying vs renting as the main consideration.Does that make sense?

If you can get cash flow in a market that is appreciating it is a much better investment than cash flow in a flat market.

I've gotten a wide range of advise ranging from its a mess dont do it, to "just buy a 6 flat".
