First question is, is it worth trying to fix those areas versus just replacing the whole thing?

I was planning to fix and flip four of the units and buy and hold the other five.  

I don’t have as much concern with someone who was late on some loan payments, realized it, fixed it - and was upfront about it.

If you are riding around with one that doesn't know what the property should sell for once it is fixed up, well.......

I guess we'd been more fixed on that area because initially been thinking of moving into a duplex we bought, and we know people.

Mainly came here to work on personal finance and fixing my credit AND then, let's get to investing.

If they do then I recommend you fix it right away.I have over $300,000 in deposits for around 300 different rentals.

This was good for me because if there were any major issues the Inspector and Appraiser would pick up on them and require the seller to fix them before they would sign off for the property to be financed through FHA.

For the record, I had one deal that fell through because we only found some last minute violations on the property and the seller was quite shady in saying he fixed them when he actually didn't.

I am excited to be here and I focusing on wholesaling but also open to fix n flips if the numbers make sense and I find the right power team members.
