I have put up temporary fencing to keep them out of the yard, but reality is when you have 2 German Shepherds that can easily jump a 4 ft standard fence it's hard.

I looked around the property and to my surprise not to bad, its a half acre and it is surrounded mostly by a privacy fence and the yard looked about perfect.

I seem to constantly have repairs for an 8 year old home (which the tenant does not even pay on time), including leaking faucets, fallen fences caused by overgrown trees falling, broken exhaust fans, etc.

Here is a comp, solid brick with 300 sq ft more and comparable interior, plus a fireplace and a nice wooden fence renting for $1,350.00.Looks like lowering the price could get more people looking.

Since taxes affect both sides of that fence, it just makes sense for the simple purpose of the cash flow vs appreciation discussion to not add it to the mix.
