I'm currently looking for my second property and feel maybe I just got lucky on my first property since I didn't run any numbers. 

I'm comfortable analyzing a deal, I understand I'll need to get an LLC in order to get a short-term loan, and I know I'll need to find a lender for the refinance, but sourcing bids is what is currently hanging me up.

I feel the same way about this as I do financial advisors. 

If you are going to be hands off with your money, you are going to have to be comfortable with certain risks.

We are nearing our deadline for our inspection contingency and are feeling uneasy about potential rehab costs.

I even created my first LLC to start the fix and flip business, funding it with enough skin in the game, elsewhere hoping to use OPM rather than my own capital to fund these projects as it has been difficult finding a lender who is comfortable with loaning to me solely without an LLC.My goal has always been to match my W2 income and eventually double it and more so I can work as a hobby rather than relying on it to live.
