Tenants' risk is that the unit is rented prior to their break-even point and landlords risk is that they will not get it rented by that same break-even point possibly ending up with numerous months of vacancy when the unit would otherwise be rented.

Neda Navidnia  Also just from looking at the area around Katy and what is available on the site from the map view (I have no understanding of the area as I live in California) there are numerous rentals that are with in 25-50 dollars a month +/- of your price that from the pictures on line look way nicer and more appealing.

I was thinking of a scenario where you went to go claim your recently purchased property and throw up a fence and discovered the neighbor has apparently long since claimed the location as their own parking numerous cars and other belongings there.

Further anecdotal confirmation of this is the fact that I am looking for work in Detroit and plan to live in my appreciating house in Haslett while I do that.Risks exist but are few in Haslett:-Lake Lansing could fill in or become polluted-(but it was recently dredged and inlets are monitored closely)-MSU could become less popular in sports-(but it's hard to hard to imagine that happening because the University is very supportive of its athletic programs, MSU alumni are numerous in the area, and MSU is in the B10 conference).

Also attornies etc have numerous clients all paying them by the hour so they can put in 6 to 8 billable hours a day an agent would not be able to do that and would probably starve to death.. but in low value asset markets they could maybe make more than commission rates.. out our way were average sales price is over 300k so average commish for top agent is more in the 7 to 10k per deal range..

That's what this Realtor stands to make on a $48K purchase.....and that is IF he gets a full 3% co-broke, and IF his broker doesn't take a cut.Keep in mind, there is a 30-45 day transaction that the Realtor has to facilitate AFTER this property search and contract negotiations are complete.
