Hi, I'm planning on doing a 1031 exchange.

Here is a quick rundown for you on those people however if you want to review yourself: Disqualified persons are individuals or entities between whom or which an IRA is prohibited (absent a special exception) from engaging in any direct or indirect sale or exchange or leasing of any property; lending of money or other extension of credit; furnishing goods, services or facilities; or transferring to or permitting the use of IRA income or assets.

Hi Guys,I've recently attended a few equity marketing groups e.g. brokers(some principles) that market their properties(on and off market)/cash/notes(equity) directly to each other and create exchange transactions where everyone wins.   

I’m wondering if anyone has an appetite to discuss 1031 exchanges from the angle of unique strategies.

Is this even possible to do under 1031 rules, or must I completely sell the current property to do a 1031 exchange?

At that point I plan to do a 1031 exchange to not pay taxes, purchase a large MF, then do a cash out refi to get most of the cash back to then deploy into other properties as I find them and keep some cash for myself as well, but deferring all the taxes from the sale of the land.
