@Brady Speers, have you seen the Bigger Pockets Diary in the Pro File area, incredible documentation of a start to finish flip, budget, steps, etc.  

It seems the owner is an investor that just wants to be rid of the property.The damage is fairly extensive, and obviously I'm going to have a large rehab budget on this, but there's room for profit: the listing price is about $90,000 below local comps that are sold as-is, and $120,000 below improved properties in the area.Trying to figure out how to post pics from the mobile app.

The proposed massive cut to discretionary domestic spending and increase to the defense budget is something that investors need to be paying attention to.

The only thing I would change is to increase the budget some for Repairs/Maint and CapEx.

I make a great 6 figure salary but have come to realize that trying to budget and pinch pennies isn't going to let me spend more time with my kids during any of their formative years and maybe not even until they are adults and I'm too old to really enjoy that time anyway.

I would look for a house that fits in that 419 K budget or stay put for a while before you decide to move. 

We collect clients Detailed rehab budget/plans and give them to the Appraiser so they can see what work you are going to be doing. 

Under a full guardianship that means we are untimately responsible for everything, income, expenses, housing and medical decisions, taxes, debts, mortgages, wills and estate planning, suing or being sued, investments, real property, unique asset liquidations like oil/gas leases, coins, fine art, notes, cars, foreign real estate, boats, wine, financial exploitation investigations including forensic accounting, criminal and civil trial testimony and recovery of funds when we are lucky, budgeting for liquidation of assets in order to fund medical and care expenses, (I could go on for hours); basically everything you can think of in your life... imagine someone else having to do that for you because you're incapacitated.In my work I'd estimate I've been involved in the sale of 300-400 properties, maybe 100 probate cases and many hundreds of guardianship and DPOA cases.  

There are 34 golf courses available daily for free, 140 pickle ball courts, over 200 softball teams available after try out, free entertainment every evening, and over 100,000 like people that just want to play.
