@Michael Noto I kinda wanted to stay away from large banks as I like the idea of being able to text/call my lender at any time without hearing from someone new... a little more customer service / personable.

No big deal...But the open mindedness and customer services goes a long way....Lol

If the rental property is in San Diego, then follow what applies there.We always encourage tenants to give us as much notice as possible.
