Thanks for the feedback...Chris Seveney: I would like to find a servicing company who will make payments on the 1st position loan, to insure the seller's debt/income ratio, so they can get approved for a new loan for their next home while I sub-to the original loan.Ken M: I reached out on the thread to find a recommended servicing company, who is willing to take on that liability, and reputable so as not to encounter the issues you mentioned.

The company is call ocean park financials....I googled them....didn't find any useful info. my client bought this house with me this Jan, with a 6.5% rate and they want low....I mean LOWER rate....I feel it is totally fishy and like a scam but I dont process loans so I don't have a firm answer for them.

@Dru Hill I've worked with some highly experienced agents (and I've also encountered plenty of agents who had no clue what they were doing).My primary agent is in the top 1% of volume and expertise, and he's made himself into a key part of my operation over the years, so I'm happy to keep bringing him business.

I thought this was weird or some sort of a scam, because I bought the property thru a mortgage, so I pay property tax as part of my monthly escrow payment.

I just went through all my closing docs, which include: general warranty deed, release of lien, deed of trust, loan documents, final note, final HUD and "dinky docs".I honestly don't feel like the seller is trying to disappear, my emails may have gone to junk mail, and he might not bother picking up an international phone number thinking it's another scam call.
