The bank approved $500 in payments to the title company but the title company has added a $2000 "service fee" that they say I have to pay.Now, $2000 isn't worth losing this house over, but $2000 is still a lot of money.

I will not pick one way or the other as it does not affect my business model, however, I would agree with Mark in that wages and unemplyment ratios will have a larger affect on rental prices than anything else.That said, regardless of your view, IF you are a landlord, then you should ALWAYS be adding to your portfolio and as such, making adjustments to the market by adjusting how much you pay.

This is where most of my business is done.Bandit Signs - affordable guerilla marketing tactic but garners a lot of calls from tire kickers, retail buyers with unrealistic ideas, etc.Newspaper ads - I was running a penny saver ad a while back and it started to get very costly because I was told I cant test an ad for 2 weeks.

There is a minimum bid announced before the auction here, so that eliminates the real need for any sort of bidding war OR a bank rep.

You can wait 6 months (or up to 2 years for some lenders) to season the purchase to the point they ignore the purchase price and do a new appraisal... maybe you got a great deal or the price has appreciated enough you can refi at 75% without adding equity...
