Elementary or beginning investors don't look at a properties as to potential so much, they look at an immediate cash flow and/or profit from a sale.

I have been involved in countless mold contamination projects ranging from mobile homes, to light commercial, to large and high-rise commercial, to educational environments (elementary through college level) since the early 90's. 

Dani, take your time and work through some of the stuff here. it's like a massive personal library and every investor question has been dealt with here at some stage or another.

I wonder if you can get more rent, if you furnish stripper poles with stages. 

Agents are trying to sell on proforma's that I cannot buy into at this time.I do feel that our economy is still in the early stages of recovery and that there is room to grow. 

I've done 6 deals (7th in the rehab stage) here in LA, as well.

Now my quest is to find a MENTOR who has done this..Lafontant,I bought my first property after age 40, with 1 wife, 3 elementary school aged children, and a dog to provide for.
