Would the lease agreement triggers a due on sale clause? 

I have 57 Detroit properties for sale .

My initial thought is to do a down payment to “buy in” and then upon retirement, do a percentage of the gross sales for a set number of years to pay it off, rather than a set number or signing a note or something of the like.

@Matt Crusinberry so basically it’s the sale price , the amount down I put doesn’t matter when calculating 2% rule.

Now that all the finishes are picked by me, the rehab is actually somewhere around $350 because for our area and fast sale, you have to spend a bit more, in my opinion.

I'll be speaking with them soon to understand the financials and confirm their goals with the sale...which previously was to get rid of the property and any ties to each other.As time has passed, their stance on solutions that they would accept to help solve their problem potentially has changed.
