We verify income/employment first, then housing/rental history.

Rental history should give you a good feel for the discount rate the "poor flow" will have on the unit.

So I've tried getting convention loans with no luck (too young, no credit history) and I'm not finding any private lenders that will respond to my messages.

Your history of performing rehabs will also be considered.

Whatever way you try to save money, don´t cut corners on background checks (criminal, employment, rent history).

Sometimes I don't look too deep esp at TARP histories and builder issues, though I should.

Does anyone know of a lender in eastern MA who deals with assets that are in an irrevocable trust?

Obvious reasons:Bad credit history, evictions, judgments, criminal record, not enough income, bad rental background check.What about:short employment history, no bank account or short banking record, short or no rental history, what about rental history being with parents?

I understand that we would want to show a history of rental income on our tax returns in order for that money to count toward a loan.  

I'm actively looking the eastern Pittsburgh areas (Monroeville, East Pitts, Plum, Penn Hills, etc) would he be interested in being contacted if I come across something in his wheelhouse?
