@Kurt Granroth I like the control that comes with investing in real estate vs the equity markets.For the rentals I own, I know exactly what the expenses are (barring unforeseen repairs/capex of course), I know what the rent income is, I know what the potential rent is with certain upgrades, and I know what the property could sell for should I need to liquidate.

On a a percentage basis the spend ratio to liquidity and net worth is usually more conservative.The key is to be conservative so if something happens you have room to adjust to the circumstances and still be doing good.

I never really had any stocks/bonds or much cash but after living through the 2008 crash in Vegas and San Diego I committed to having a lot more liquidity at all times going forward.
