You can rinse and repeat this as long as you are buying deals at a discount that will allow you to refinance enough to payoff your HELOC draw and leave enough equity in there to meet the bank's conditions.

I've used Homestyler in the past to draw up floor plans and then use a separate estimating software to estimate the costs.I haven't seen any other floor planners or design apps that include both design and estimation.

I recall the definition of "doing business as" used to include explicitly "a member or partner resident in California".Now when I look at this page, I don't see the residency part. https://www.ftb.ca.gov/file/bu...Does this definition allow us to draw passive income from Out of state LLCs (setup to own rentals)?

I used that extra money, not put in the TSP, to put towards buying and paying for my retirement home in a non income tax state (TN).I am now using the money from selling my primary home during my working days to buy rentals/fix up houses.I have also since taken everything out of the TSP and invested it elsewhere as I do not like the draw down options TSP has.
