When I work with real estate investors I counsel them on: the roles each person will play, the obligations to each other, how the banking and finances will work, the taxes, the obligations to buy out each other and the spouses of each member when something goes wrong like death or divorce, the roles of investors, partners, employees and managers, setting up DBAs, leases and other contracts, and dozens of other aspects of running their business.

I definitely believe the way I filtered my list, or lack of enough filtering, played a role in who was contacting me and how often. 

And the roles they play in getting the investor's money back from the government?

Attorneys and brokers have different roles although they do sometimes overlap.

Don't like it or think PM is so easy, start your own PM company and you'll soon dominate the industry with your low prices and giving all fees to property owners!

As a dirt poor NY Immigrant that grew up from a 2 year old in the late 60s, living in the Alphabet City neighborhood in Manhattan, my experience by being beat up by virtually every kind of Gang, Hispanic, African Americans, Whites ( Irish and Italian gangs basically), etc.... embedded into me that Race plays both an obvious and subtle role in our City and I'm sure that extends throughout our Nation.
