I have heard plenty of horror stories of buyers rushing in and just acquiring a team with little due diligence and also plenty of success stories of remote renovation and rentals because they have an awesome team in place.

there have been posts on this guy..if i recall correctly pump and dump due diligence is what I recall but give it a try just send NO MONEY  up front.. from what I recall from other posts..

Keep in mind for marginal or poor tenants this is a numbers game where they need to get in front of as many landlords as possible hoping one will either not do their due diligence or fall for a story, this is just part of the game and a cost of doing business.
