That would have been difficult to do today since today is a federal holiday, so this actually may work out better for both of you.

Do a little research, perhaps this type of 401(k) will allow you to start your real estate investing career without having to take the penalty and tax hit. 

I don't think that a 12% cash-on-cash return deal would be particularly difficult in today's market, provided that you are focusing on rental returns and not, say, a speculative play in a high-appreciation, low-return market like San Fran, DC, or NY.

Identifying the neighborhoods and knowing the neighborhood classes is the trickiest part of out of state investing, however, it doesn't have to be difficult.

@Frank GrecoIt's difficult to answer this without knowing your facts, circumstances, and goals.If the properties are located in Florida and you're more than likely to move than not, a Florida LLC to hold the properties would be preferable to a New Jersey LLC or Delaware LLC for administrative/overhead purposes.

I hope that provides a clearer explanation as to why it may be difficult to try to make a park out there, but who knows as every city/county decision maker is different.
